Building Permit Approved: 2223 Emerald Street

We're excited to share that the City of Philadelphia has approved the building permit for our 2223 Emerald Street project in Kensington — new construction on a vacant lot. Three stories of red brick with black metal panel accents and a roof deck, designed to fit the scale and character of the surrounding streetscape while bringing something fresh to the block.

The design features an open-concept first floor with living, dining, and kitchen areas, and upper floors dedicated to bedrooms, bathrooms, and laundry. The building is fully sprinklered per NFPA 13D and designed for energy efficiency with R-20 batt insulation at all exterior walls and R-49 at the roof.

Behind every permit approval is the work that doesn't make the photo — the zoning analysis, code review, coordination with L&I, the insulation specs, the sprinkler design. All of that happens before a single shovel hits the ground. That's the work we do at Plato Studio.

Founded by Plato A. Marinakos, Jr., AIA, Plato Studio has spent over fifteen years transforming Philadelphia's architectural landscape — one building, one neighborhood, one detail at a time.

Our office sits at 900 N 19th Street in Philadelphia's Fairmount neighborhood. From here, we've designed over 800 residential units across Philadelphia, converted landmark buildings into modern communities, and helped developers navigate one of the most complex zoning codes in the country.

A clear process from first conversation to completed building

Phase 01
Concept Design
Site analysis, zoning envelope, environmental review, design brief, and conceptual massing. We define what's possible before pencil hits paper.
Phase 02
Schematic Design
Floor plans, elevations, sections, 3D imagery, preliminary materials board, landscape and lighting concepts, and signage direction.
Phase 03
Design Refinement
Updated CADD drawings, wall sections, exterior details, hardscape plans, lighting schedules, and tenant criteria manuals.
Phase 04
Construction Docs
Full clarification of design intent with 50% and 90% CD review, sketches for field conditions, and material substitution review.
Phase 05
Construction Admin
Material mock-up review, site observation visits, design intent clarification, and regular client reporting through completion.
